Living in Las Palmas de Gran Canaria

Las Palmas de Gran Canaria is a port city on the island of Gran Canaria, and the first thing to get right about it is the name. Las Palmas is also a province, and that province covers Lanzarote and Fuerteventura as well as this island. INE's padron prints the two rows three words apart, the province at 1,167,555 and the municipality at 381,868, so the province figure is roughly three times the city's. Idealista's las-palmas slug is the province as well. A number labelled Las Palmas is very often not this city.

The census counts 384,023 residents in the municipality at 1 January 2025, from INE's Censo Anual de Poblacion, table 68531, which is the single operation used for population and origin on this page. Of those, 347,572 held Spanish nationality, leaving 36,451 foreign nationals, under a tenth, derived by subtraction because INE publishes no foreign row at all. The same census counts 320,472 residents born in Spain, putting the born-abroad share nearer a sixth. On the nationality basis the largest published groups are Colombian, Italian, Venezuelan, Moroccan and Cuban.

Idealista's July 2026 report prices the municipality and every one of the seven districts it lists, all of them asking prices. The spread is wide, the dearest district asking close to two and a half times the cheapest, and the city figure is up by about a seventh over the year.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • Complete district coverage from one named source

    Idealista's July 2026 report prices every one of the seven districts it lists for the city, and three independent counts of that table agree. Seven is a coarser grid than a city this size might suggest, but nothing it lists is left unpriced.

  • Wide spread between the areas that are priced

    Among the seven districts that report prices, Puerto - Canteras sits at the top and Carretera del Centro - Cono sur at the bottom, the dearest asking close to two and a half times the cheapest. These are asking prices, not sale prices.

  • Foreign nationals under a tenth of residents

    At 1 January 2025 the census put foreign nationals at under a tenth of residents, and the largest published groups were Colombian, Italian, Venezuelan, Moroccan and Cuban. British nationals numbered 641 and Germans 1,118. Residents are not buyers.

  • Ferry routes named on the operators' own pages

    Armas Trasmediterranea's routes page pairs Las Palmas de G.C. with Tenerife, Lanzarote, both Fuerteventura ports, La Gomera, La Palma, and Cadiz on the mainland. We publish no timetables, frequencies or crossing times.

  • Aena's 2025 passenger count for Gran Canaria airport

    Aena's release of 13 January 2026 gives Gran Canaria 15,826,553 passenger movements for the full year 2025, the largest figure in that release. Passenger movements are not tourists and we do not convert them into arrivals.

The case against

  • One name for a city and a province

    Las Palmas is the municipality, Las Palmas is also the province that takes in Lanzarote and Fuerteventura, and Gran Canaria is the island. Brochures and portal pages mix all three, and the province average is a different area from this city.

  • No climate normals we could establish here

    AEMET's observation service lists a station printed as Las Palmas de Gran Canaria, San Cristobal, but guarded requests for its published normals returned another island's airport station instead. We have not been able to establish normals for this municipality.

  • The station named Gran Canaria sits elsewhere

    The AEMET station printed as Gran Canaria Aeropuerto stands in the municipality of Ingenio, which is not this one, so we will not print its figures as the city's. This page therefore carries no temperature or rainfall of its own.

  • No single reference hospital for the city

    The Servicio Canario de la Salud's hospital list of March 2025 places more than one hospital in this municipality, and the city is split between two university complexes rather than served by one. We could not obtain a current catchment definition.

  • No rail service, and the tram is elsewhere

    Gran Canaria has no rail service. A line has cleared environmental assessment and remains pre-construction, and we publish no date for it. Metropolitano de Tenerife's tram runs on Tenerife, serving Santa Cruz de Tenerife and San Cristóbal de La Laguna, not here.

Where you might be better off elsewhere

Las Palmas de Gran Canaria is a working city with a port, an economy of its own and the traffic that goes with both, and that is the reason to buy here rather than the reason not to. If you want the island at a lower asking price, Telde and Arucas both sit well below the city in Idealista's July 2026 report. If you want the island's higher-priced coastal municipalities, Mogán and San Bartolomé de Tirajana are the two Idealista priced highest in that report, and the same 2025 census puts foreign nationals above a third of residents in Mogán and above a quarter in San Bartolomé de Tirajana. If a working urban rail service matters, nothing runs on this island at all; the Metropolitano de Tenerife tram serves Santa Cruz de Tenerife and San Cristóbal de La Laguna instead. And if you want to see how thin a small island market can be, La Gomera carries no Idealista price at any level. Anyone who needs published climate normals for the exact municipality should know we could not establish them here.

Does Las Palmas mean this city or the province?+
Both, and that is the problem. INE's padron table 2889 prints a province row called Palmas, Las at 1,167,555 and a municipality row called Palmas de Gran Canaria, Las at 381,868, three words apart, so the province figure is roughly three times the city's. The province takes in Lanzarote and Fuerteventura as well as Gran Canaria. Idealista's las-palmas slug is the province too, and its province average is not this city's price. Match on code or magnitude, never on the name alone.
How many people live in Las Palmas de Gran Canaria?+
Two INE operations publish a figure for this municipality at the same reference date, 1 January 2025, and they disagree. The Censo Anual de Poblacion, table 68531, gives 384,023. The padron, table 2889, gives 381,868, a difference of 2,155. Neither is wrong and there is no factor that converts one into the other, so we use the census throughout and name it. Do not pair a population from one operation with a count from the other, because the answer will be a number nobody published.

What is the weather like in the city?+
We cannot tell you from a station in this municipality. AEMET's observation service lists one printed as Las Palmas de Gran Canaria, San Cristobal, and a third party lists another at Plaza de la Feria, but every guarded request for published normals came back carrying a different island's airport station, which is a caching fault rather than an answer. So we have not been able to establish normals here. The station printed as Gran Canaria Aeropuerto stands in the municipality of Ingenio, not this one, and we will not present its figures as this city's.
Which hospital serves this city?+
There is no single reference hospital, which is a different situation from a small town that has none. The Servicio Canario de la Salud's list of March 2025 places more than one hospital inside this municipality, and the city is split between two university complexes, Complejo Hospitalario Universitario Doctor Negrin and Complejo Hospitalario Universitario Insular Materno-Infantil, rather than served by one. No. Gran Canaria has no rail service. A planned line is not a service. Metropolitano de Tenerife operates a tram on Tenerife, between Santa Cruz de Tenerife and San Cristóbal de La Laguna, and it does not reach this island.

Operator route pages list links from the port they print as Las Palmas de G.C. Armas Trasmediterranea pairs it with Tenerife, Arrecife on Lanzarote, both Puerto del Rosario and Morro Jable on Fuerteventura, La Gomera and La Palma, and Cadiz on the mainland. Fred. Olsen Express lists Santa Cruz de Tenerife to Agaete, which is a different municipality, with an onward connection to this city. We publish no timetables or crossing times, we hold no port authority cross-check of these routes, and we review this ferry copy on a fixed date because operator names on Canary routes can change.
What are the costs of buying property in Las Palmas de Gran Canaria?+
When buying property in Las Palmas de Gran Canaria, budget for property transfer tax (ITP) of 6,5%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Canarias rather than nationally, and reduced rates can apply for main homes and younger buyers. The Canary Islands sit outside the EU VAT area, so a new build in Las Palmas de Gran Canaria pays IGIC instead of IVA: 7% general, 5% on a main home, 3% for qualifying buyers and 0% on VPO under the regimen general, plus AJD stamp duty of 0,75% (0,4% on the mortgage deed). IGIC and transfer tax cannot both apply, so a resale pays transfer tax and no IGIC. That is a difference on this line only, not a claim that buying here costs less overall. Annual property ownership costs in Las Palmas de Gran Canaria include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Las Palmas de Gran Canaria within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Las Palmas de Gran Canaria?+
When selling property in Las Palmas de Gran Canaria, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Canarias as anywhere in Spain. Plusvalia municipal is set by the town hall of Las Palmas de Gran Canaria and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Las Palmas de Gran Canaria no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
